15th C 4 bed house in Historic Quarter Fougères 232m2.

This house is located in the Old Quarter of Fougères in Brittany.  It is a half-timbered building probably dating back to the 15th century not far from the Château de Fougères and is set in a picturesque historic environment.  The building has been almost completely renovated by its present owners who have turned into a comfortable home whilst preserving its original Breton charm.

The house is entered directly into a large room (approx. 55m2) which takes up most of the ground floor.  At the front of the house this room has the house’s dining area with original visible beams in the ceiling and some vertical ones too.  At the back of the house is the kitchen area, which is fitted with modern cupboards and work surfaces and has a very “high tech” and attractive oven (3 different ovens in the same unit) sold with the house.  This part of the room also has a large kitchen island in the middle and a stone fireplace.   There is a staircase opposite the front door with the downstairs toilet underneath and a small cloakroom/entrance area to the left at the end of the kitchen which leads out into the garden, as well as a direct exit from the kitchen area.

The staircase to the 1st floor arrives on a landing.  There are two rooms on this floor.  A large living room (approx. 45m2) which, like the ground floor, goes from the front to the back of the house.  It has a lovely, big, old stone fireplace which previously accommodated a wood burner, and much of the original wooden flooring has been preserved.  This floor also has a shower room and a separate toilet.

The staircase to the 2nd floor arrives on a landing.  This floor has three bedrooms (approx. 15, 6.5 & 8m2), two of them with a walk-in wardrobe, and a shower room (approx. 4.5m2) and separate toilet.  The third floor has a single room (approx. 20m2) with visible beams and is split level.

The garden is composed of a patio close to the house and a raised lawn.  It has an excellent view, including the local church and public park.  This house comes with a garage accessible from a side street via a sliding electric door.  The garage is directly connected to the house.  The back of the house is covered in slates, a practice which is typical of old houses in this part of Brittany.

The electricity in the house has been completely redone.  At the back of the house the windows all have shutters except for one small one on the ground floor.  The ground floor room has inside shutters at the front to preserve privacy and respect the exterior of the house.  The windows are all modern but have been made in keeping with the style of the house (big windows with small squares).  One of the second floor bedrooms and the 3rd floor bedroom both have velux windows with blinds.

The house has gas fired central heating and is connected to mains drainage.  It is set in a pleasant area of the town which is mainly composed of other stone and half timbered buildings and which has kept it historic atmosphere.  Its renovation is not completed, but what remains to be done is of a very superficial nature and not heavy work.  The house is in good habitable condition and could be lived in straight away.  It would be very suitable for someone who likes the convenience of living in town but appreciates the tranquility and greenery of the neighborhood and who is a fan of old buildings.
