BF597 Lovely hilltop property with huge potential

Currently the house is part restored, and has two large bedrooms both on the ground floor, but there are two other lovely large rooms also on the ground floor to restore....all having huge beams and lovely original fireplaces., one with the date carved on it in Occitan, le 2 7BRE 1769.....presumably the second of September 1769.

Parts of the house may well be older though. It has an interesting carved stone insert above the front door, in the courtyard, which is in fact a symbol left by a Master mason des Companions de la Tour de France......inverted following his death as a sign to later members of the brotherhood that this was the house of a Maitre, now deceased.

The house has been lovingly restored by its French owners, who have used it as a summer residence for over 20 years, but now want to sell following health problems.

The rest of the ground floor includes a large living room with restored fireplace with wood-burning stove....but all rooms also have electric heating. From the living room to the front is a tiled corridor, which leads to a large bathroom, a kitchen, and the two bedrooms, then also gives acess to the unrestored part, to the left as seen from the courtyard.

All windows are modern wood-framed and in good condition

There is a staircase leading to the huge, full height first floor, with its old red brick chimney flues, and lovely clean oak beams, ready to be converted to six or more large bedrooms if so desired.

The point being that this place lends itself perfectly to the idea of a Chambres d'Hote's got the potential for fabulous long views, it has interestingly planted grounds, in fact some would say a bit too interesting, as the very imaginative planting by Monsieur has now grown rather large, and though the whole place has been lovingly tended, it's so stuffed with amazing specimen plantings that the fabulous 35km long views are mostly blocked from the house. Some careful thinning out would create wonderful vistas....

Mains water and electricity and a fairly recent fosse complete the specification of the house itself.

There is full garage space in a section of barn opposite the house across the private courtyard, a small stone building, possibly an old porcherie, in the middle of the courtyard, and the third side of the coutyard continues the range of buildings across a 'bridge' which is also a if you fancy white tumbler pigeons to amuse the guests, they have a period purpose-built home ready-made. Well out of reach of M.Renard.....

Of course, for the full effect, you'd need to dye the pigeons (using vegetable dyes, natch!) so you'd have red, yellow, blue, green, purple and orange tumblers for a truly spectacular show.....something I've always fancied doing.

Grounds extend to between 1 and 2 hectares,(we need to check this) and there are French residents on one side, in a period detached house, and English holiday resident owners on the other, in a detached barn conversion.

The price of 183,000 euros includes agency fees, notarial and all other charges.
